A mortgage is often more possible than you think
High street banks rely on rigid credit scoring. Specialist lenders don’t. They look at your actual circumstances, and many accept defaults or CCJs registered as recently as a few months ago.
Many of these lenders offer tiered products: if you only just miss the high street criteria, you could be placed on a near-prime deal, and issues older than a couple of years often matter far less than you’d expect.
Not every situation can be placed – it depends on the severity – but I’ll review your case individually and give you an honest answer either way. No judgement, ever.

Your questions, answered
Often, yes. Specialist lenders will consider CCJs and defaults, in some cases registered only months ago. The size, age and circumstances all matter, so the honest answer starts with a quick review of your file.
Some lenders accept applicants on DMPs. You’ll usually need a track record of keeping up the plan payments, and the deposit required may be a little higher.
No – our first conversation and initial research don’t involve a hard credit check. Nothing touches your file until you decide to proceed.
I recommend checking a full multi-agency report before applying, since different lenders use different agencies. I’ll help you read it as part of your free consultation.
