Moving? I’ll look at whether porting your current mortgage or starting fresh works out better, and I’ll factor in the real costs – stamp duty, fees, the lot – so there are no surprises.

Remortgaging? When your fixed rate ends, your lender moves you to their standard variable rate, which is almost always more expensive. Reviewing your deal in good time can lower your payments, fund home improvements, or consolidate debt into one manageable payment.

Your questions, answered

When should I start looking at remortgaging?

Around six months before your current deal ends. That’s early enough to lock in a rate and still switch if something better appears before completion.

Can I take my mortgage with me when I move?

Often yes – it’s called porting. Whether it’s the right move depends on your current rate and the new borrowing you need. I’ll run both options for you.

Is consolidating debt into my mortgage a good idea?

It can reduce your monthly outgoings, but you may pay more interest over time and your home secures the debt. I’ll always show you the full picture before you decide.

What costs are involved in moving home?

Stamp duty, legal fees, surveys, moving costs and possibly early repayment charges. I’ll map them all out up front so you can budget properly.
