A lender’s indication of what they would be prepared to lend you, based on a quick check. It shows estate agents you’re a serious buyer, and I can usually arrange one quickly.

Typically a few weeks from application to offer, depending on the lender and how quickly documents come together. I keep it moving so you don’t have to chase anyone.
